A Clinton buyer writing an offer on a single-family house this fall and one writing on a condo are working in two different markets. In September 2026, Clinton single-family homes sold for 100.1% of their original list price, while condominiums sold for 95.8%, according to the Massachusetts Association of REALTORS® September 2026 Local Market Update for Clinton.
That gap of about four points is where the two transactions part ways. The house buyer is competing for one of a handful of listings. The condo buyer is picking from a growing shelf, and has a wave of new downtown apartments to compare against as well.
The Gap Shows Up at the Offer Stage
Percent of original list price received is the clearest measure of who holds the leverage in a negotiation, because it records what sellers actually accepted against what they first asked. Clinton's 2026 figures, from the MAR August and September reports:
- Single-family, September 2026: 100.1% of original list, 22 cumulative days on market
- Single-family, January through September 2026: 100.8% of original list, 28 days on market
- Condominium, September 2026: 95.8% of original list, 65 days on market
- Condominium, January through September 2026: 97.8% of original list, 47 days on market
Here is what that looks like in dollars on a hypothetical $420,000 original list price. At 95.8%, the sale lands near $402,000. At 100.1%, it lands at the full asking price. The MAR report notes that its figures don't account for seller concessions, so any closing-cost credits or repair credits negotiated on top of price aren't in these numbers.
The year-to-date figures matter more than the monthly ones. The report itself warns that a single month can look extreme because of small samples. Clinton closed four single-family sales and six condo sales in September 2026. Small samples are also why September's monthly condo median of $435,900 sits close to the single-family median of $456,872. That closeness says more about which few units happened to close than about the two markets.
Supply Explains Most of It
The leverage gap follows a supply gap, and the supply gap has been widening all year.
| Clinton metric | Single-family | Condominium |
|---|---|---|
| Homes for sale, end of September 2026 | 7 | 19 |
| Months of supply, September 2026 | 1.2 | 3.4 |
| New listings, Jan.–Sept. 2026 | 61 | 90 |
| New listings, Jan.–Sept. 2025 | 62 | 64 |
| Median sale price, Jan.–Sept. 2026 | $525,000 | $420,000 |
| Change in YTD median vs. 2025 | +16.7% | +1.2% |
Single-family new listings were flat year over year, 61 against 62, while condo new listings rose 40.6%, from 64 to 90. Buyers kept coming in both segments. Year-to-date condo closings were up 29.3% and single-family closings up 2.1%. But condo sellers added listings faster than buyers absorbed them, so condo inventory at the end of September stood at 19 units against 12 a year earlier.
Prices followed the supply. With houses scarce, the year-to-date single-family median rose from $450,000 to $525,000. The condo median barely moved, from $415,000 to $420,000. August showed the same split: 3.0 months of condo supply against 1.4 for single-family homes, and 18 condos for sale against 9 houses. That makes it a trend running through late summer into fall, not one unusual month.
At 3.4 months of supply, Clinton condos carry nearly three times the single-family figure, and that's enough to make condo sellers compete for buyers.
More Than 250 New Apartments Downtown
The condo buyer's other alternative is in historic brick buildings along Main and Union Streets.
The first is Jack's Mill, a redevelopment of the Bigelow Carpet Company Woolen Mill at 474, 476, 490 and 500 Main St. The Worcester Business Journal reported in January 2022 that Cunningham & Associates had won Planning Board approval for a 147-unit, three-phase mixed-use project with 17,800 square feet of commercial space and a mix of market-rate and affordable housing. It is now leasing, with a listed build year of 2024. Current advertised base rents are $1,875 for a one-bedroom and $2,400 for a two-bedroom, before fees and subject to change.
The second is James' Corner at 63 Union St., which Cunningham Equities describes as a historic adaptive reuse of a former Jabil facility with 112 market-rate apartments. A Worcester Business Journal piece from April 6, 2026 described the remade mill as set to open in May. One-bedroom floor plans are advertised at $1,850 and $1,950.
Together that is 259 apartments within a short walk of each other and of downtown, most of them added in the past two years. They change the comparison a condo buyer makes. Someone who once had to choose between an older condo and a single-family stretch now has a third option in a renovated mill building with a monthly rent attached. A condo seller pricing a one-bedroom is competing with that option whether the listing mentions it or not.
The Age-55+ Building on Hold
The next proposed building is also worth watching. At its July 7, 2026 meeting, the Clinton Planning Board heard a conceptual proposal from Cunningham & Associates for Lainey's Lofts at 530 and 530R Main St. The concept was 80 to 83 units of age-55-plus housing with indoor parking.
According to the meeting minutes, the Board said it would take up a new permit application once parking and site work at the developer's existing properties on Union and Main Streets was complete, and it planned a site walkthrough with the developer and the Building Inspector. The town's agenda page lists Planning Board meetings on August 4, September 2 and October 6, 2026, but no minutes from those meetings were posted, so no later decision could be confirmed. For now, the July record is the latest public status. Lainey's Lofts is a concept. It hasn't been permitted.
That matters for the condo market because age-55+ rental or ownership units would compete for many of the same downsizing buyers who now look at Clinton condos. Until something moves at the Planning Board, existing condos face only the competition already built.
Reading the Split as a Buyer or Seller
Put together, the numbers suggest how each side of each segment is positioned this fall. None of this predicts an individual sale, but it frames the conversation.
- Single-family buyers are bidding into 1.2 months of supply, with year-to-date sales at 100.8% of original list. Asking price has functioned as a floor in 2026, not as an opening position.
- Condo buyers are looking at 19 listings, 65 days on market in September, and year-to-date sales at 97.8% of list. Comparing a unit's days on market and price history against those benchmarks shows how much room a particular seller may have.
- Condo sellers are competing with a 40.6% year-to-date rise in new listings and with nearby rentals. Pricing against recent closed sales, not against the higher single-family trend, lines up with what buyers have actually paid this year.
- Downsizers selling a house to buy a condo are on the favorable side of both markets right now. They sell in the tight segment and buy in the looser one. The timing between the two transactions still takes careful coordination.
FAQ
Is Clinton a buyer's market in fall 2026?
Not overall. Single-family homes had 1.2 months of supply in September 2026, which is tight. Condos had 3.4 months, which is looser and gives buyers more room to negotiate.
Why did the September condo median nearly match the single-family median?
Only six condos and four single-family homes closed in Clinton in September 2026, so a few sales can swing a monthly median. The year-to-date medians of $420,000 for condos and $525,000 for single-family homes are more reliable.
Are the new mill apartments for sale?
Jack's Mill and James' Corner are rental communities. Lainey's Lofts was presented in July 2026 as a concept for age-55-plus housing. The minutes don't say whether it would be rental or ownership.
